Polypropylene vs Nylon Carpet Tiles: Which Should You Actually Buy?

Twelve things that actually differ between the two fibres, and which one wins each round.

What polypropylene carpet tiles actually are

Polypropylene is an olefin fibre. The important part is how it gets its colour: the pigment goes in while the polymer is still molten, so the colour runs all the way through the fibre rather than sitting on the outside of it. That one manufacturing decision explains most of polypropylene's behaviour on a floor.

Because there is no dye site to attack, there is very little for a stain to grab hold of. Polypropylene also has the best chemical resistance of any common carpet fibre, shrugging off acids, alkalis and bleach.

It barely absorbs water either. Moisture regain is effectively nil, around 0.05% at normal room conditions, and water absorption after a full day of immersion is roughly 0.3%. It is also the lightest common carpet fibre, with a specific gravity of 0.90 to 0.91.

You will almost always see polypropylene in a loop pile or a fibre-bonded construction, rarely in a deep cut pile. It’s not just a cost decision, it is a physics decision. A long polypropylene pile flattens and stays flattened, so manufacturers keep it short and dense.

What nylon carpet tiles actually are

Nylon is a polyamide, sold as either PA6 or PA6.6. For a buyer, the practical difference is small: PA6.6 has a slightly higher melting point and a slightly higher price, PA6 is marginally easier to recycle back into fibre. Both behave very similarly underfoot.

What matters is resilience. Nylon recovers from compression better than any other synthetic carpet fibre. Crush a nylon pile under a desk leg or a thousand footfalls and it stands back up. That is the entire value proposition, and it is why nylon dominates commercial specification.

Nylon takes acid dyes, which is both a strength and a weakness. It accepts colour beautifully and holds stain-resistance treatments well, but it is vulnerable to acidic spills and to aggressive cleaning chemistry. Solution-dyed nylon, covered below, changes that picture significantly.

Nylon also handles heat far better. Nylon 6 melts at around 218°C and nylon 6.6 at roughly 260°C, against polypropylene at about 165°C. That gap turns out to matter more than most buyers expect.
Solution-dyed or stock-dyed: the spec line that matters more than the fibre
This is the question almost nobody asks, and it changes the answer more than the fibre name on the label does.

Stock-dyed means the yarn is manufactured first and coloured afterwards. The colour sits on the fibre.

Solution-dyed means the pigment goes into the molten polymer before the fibre is even formed. The colour is the fibre. Polypropylene is inherently solution-dyed. Nylon can be either.

Solution-dyed nylon closes most of polypropylene's cleaning advantage. You get nylon's crush recovery and something very close to polypropylene's colourfastness and bleach tolerance in the same tile.

Just a note about fading because the industry overstates it. Dope-dyed polypropylene can reach lightfastness grade 7 and above, which sounds decisive. But EN 1307 only requires grade 5 as a minimum (grade 4 for pastel shades), and UK solution-dyed nylon tiles routinely publish grade 6 minimum to BS EN ISO 105-B02. 

Burmatex Arctic and Tivoli both do. In a real office with real windows, the visible difference between grade 6 and grade 7 is negligible.

Durability is about crush recovery, not abrasion

Here is the most misunderstood point in the whole category.

Most people assume polypropylene wears out faster than nylon. It does not, really. Polypropylene's abrasion resistance is genuinely close to nylon's. Fibres are not being ground away.

What happens instead is that the pile gets squashed and does not stand back up. Traffic lanes go flat and shiny, tiles start to look tired in the doorways and the corridor centre while the edges still look new, and the floor gets replaced because it looks worn out rather than because it is worn out.

That is why nylon commands a premium, and it is the honest way to explain the difference to a client. It “lasts” longer, or should I say looks good for longer periods of time, whereas polypropylene can look tired and worn out. Certainly not what you want when you’ve delivered a large renovation project and the tiles need to be replaced after a few years.

Wear classes in plain English

UK contract tiles are classified to EN 1307. You will see these on every serious datasheet:

You will also see a luxury classification, LC1 to LC5. This trips people up constantly, but essentially LC measures plushness, not durability. Most heavy contract tiles sit at LC1 or LC2. That is about right for a high quality tile and not something to worry about.

The tests behind the class are worth naming so a buyer knows what to ask for. Appearance change is measured on a Vetterman drum or hexapod tumbler under ISO 10361. Mass loss and stair nosing performance come under ISO 12951. Castor chair suitability is EN 985.

What the datasheets actually show

Compare two tiles of almost identical weight:

  • Burmatex Arctic, PA6 nylon, 624 g/m² pile weight. Class 33, LC1, rated for continuous castor chair use, antistatic below 2 kV.
  • JHS Mainstay, 100% polypropylene, 580 g/m² pile weight. Five year commercial wear warranty, no published EN 1307 class, no castor rating.

Same ballpark pile weight, very different published performance. Pile weight alone tells you almost nothing. It’s exactly why the material matters so much in terms of durability. Where you might save some money in purchasing a polypropylene tile, it will cost you much more in the long run.

It’s also worth noting that construction changes this. Heckmondwike's fibre-bonded polypropylene tiles reach Class 33 with a ten year warranty. Fibre-bonded is a fundamentally different structure to tufted loop, and it is tougher than tufted polypropylene.

 

 

Which EN 1307 wear class does your room need?

Find your space, read across to the shaded cell, then check the fibre column. Specifying above the shaded class is not wrong, it is just money you did not need to spend.

Stains, spills and cleaning

Polypropylene wins here, with one significant exception.

Where polypropylene wins. Water-based stains struggle to get a grip. You can clean it with diluted bleach without stripping the colour, which is exactly why it ends up in classrooms, nurseries and care settings. It absorbs no moisture, so it dries quickly and resists mould and mildew. Being synthetic, it is also of no interest to moths or carpet beetle.

Where polypropylene loses. Polypropylene is oleophilic. It actively attracts and holds oily soil, and oily soil is precisely what walks in from a car park, a canteen or a workshop. Once it is in, it greys the pile and it is stubborn. Nylon handles oil-based spills better.

The nylon cleaning constraint. Nylon has a pH ceiling. Keep print-dyed nylon below pH 8, and understand that anything above pH 10 will strip the stain protection treatment off the fibre. Handing a contractor a bottle of strong alkaline cleaner is how a nylon floor loses its warranty.

It’s worth noting that for both fibres many stains and issues can be avoided completely by installing high quality entrance matting such as grimebuster. This traps a lot of dirt, soil and oily stains at the entrance so they never make their way into the fibres of either carpet.

Castor chairs, melt marks and heat

This is the most checkable polypropylene weakness, and the one that decides most office specifications.

Polypropylene melts at around 165°C. A castor chair wheel running the same short arc a hundred times a day generates real friction heat, and on an olefin pile you can genuinely burn streaks and glazed marks into the carpet.

Nylon, melting at 218°C or higher, does not do this.

The formal test is EN 985. Every nylon contract tile reviewed for this article publishes a castor rating for continuous or intensive use. None of the polypropylene tiles reviewed published a castor rating at all. That absence is the answer.

Underfloor heating. EN 1307 requires thermal resistance below 0.17 m²K/W for a carpet to be suitable. UK datasheets usually quote tog instead, where 0.17 m²K/W is roughly 1.7 tog. Burmatex Arctic sits at 0.47 tog and Tivoli at 0.39 tog, both comfortably compliant. Most contract carpet tiles are fine over underfloor heating. It is the underlay, where fitted, that usually causes the problem.

Split by fibre, polypropylene generally runs £10 to £17 per m² and nylon £14 to £40 per m². Nylon carries roughly a 30% to 60% premium. You pay for the better quality construction, more diverse colours and patterns and the longevity discussed. 

Lifespan is where that premium justifies itself. Commercial carpet tiles typically hold their appearance for ten to twelve years, stretching to twenty in education and healthcare settings with good maintenance, and dropping to five to ten in leased offices with frequent churn. Interface's published environmental declaration works to a fifteen year warranted service life for its nylon 6.6 tile.

Do the arithmetic before you choose. A £12 per m² polypropylene floor replaced at year seven costs more over fifteen years than a £17 per m² nylon floor that lasts the distance, once you add lifting, disposal, refitting and the cost of closing the space while it happens.

The cleanest proxy a buyer can check without any technical knowledge is the warranty. Paragon Workspace Loop carries ten years. JHS Mainstay carries five. Manufacturers do not guess at those numbers.


Sustainability, and the assumption worth correcting

Most people assume nylon is the environmentally worse choice. The published data does not support that.

Recycled nylon systems such as ECONYL claim up to 90% lower global warming impact than virgin oil-based nylon, by taking fishing nets, old carpet and industrial waste back to fibre.

The two nylon products sit at opposite ends of the range. Fibre type does not predict carbon footprint. Recycled content and backing construction do. That is exactly why we try to source our products from manufacturers that have a low carbon footprint across their product range. Cheap Tiles imported from China may have a cheap and appealing price, but they often have incredibly high carbon emissions due to being manufactured with virgin fibres. In fact, you may struggle to find any data around their carbon emissions at all. 

End of life is the harder story, Around 500,000 tonnes of carpet reaches end of life in the UK every year and only about 2% of it is recycled. Nylon 6 can be depolymerised and returned to fibre, which is the basis of the closed-loop schemes. Polypropylene largely cannot be returned to carpet, though it is increasingly recovered into automotive mouldings and other second-life products.

If you are specifying against BREEAM or a tender with environmental weighting, ask for the EPD by name. A manufacturer that has one will send it immediately.

Which one for your space?

  • Open plan office. Nylon, Class 32 or 33, castor rated. The chairs decide this one.
  • Meeting rooms and quiet offices. Either. Polypropylene is a reasonable saving in rooms with low chair movement.
  • Corridors, stairs and entrances. Nylon, Class 33. Crush recovery is doing all the work here.
  • Classrooms and nurseries. Polypropylene. Bleach cleanability beats crush recovery when the main threat is paint, juice and poster paint.
  • Gyms and changing areas. Polypropylene. It does not absorb moisture and resists mildew.
  • Home offices and playrooms. Polypropylene. Domestic traffic never reaches the point where crush recovery matters.
  • Basements and garage conversions. Polypropylene, for the moisture behaviour.
  • Rental and short lease properties. Polypropylene. If the floor only needs to last the lease, do not pay for fifteen years of resilience.
  • Exhibition and event spaces. Polypropylene, usually fibre-bonded, where the tile is close to consumable.

Construction is a separate variable from fibre. Fibre-bonded, tufted loop and structure-bonded tiles behave differently at the same fibre and the same weight. Two 580 g/m² polypropylene tiles can perform nothing like each other. Always read the class, not just the fibre.

Frequently asked questions

Are polypropylene carpets any good? Yes, in the right room. They resist stains and bleach better than nylon and cost less. They are a poor choice under castor chairs or in heavy traffic lanes, because the pile flattens and does not recover.

Is nylon carpet worth the extra money? In commercial settings with real traffic, usually yes. You are buying crush recovery, which is what determines whether a floor still looks acceptable in year ten. In a home office or a short lease, usually not.

Are carpet tiles cheaper than carpet? Per square metre the supply cost is similar. Over a floor's life, tiles are cheaper, because you replace damaged tiles individually instead of relaying a whole room, and because they generate far less offcut waste in irregular spaces.

Are carpet tiles any good? For commercial floors they are the default for good reason: fast to lay, easy to patch, no underlay needed in most cases, and they suit raised access floors. 

Do carpet tiles need underlay? Usually not. Most contract tiles have an integral backing designed to be laid directly onto a suitable subfloor. Cushion-backed tiles build the comfort layer in.

How do you clean polypropylene carpet tiles? Vacuum regularly, blot spills rather than rubbing, and treat water-based stains with a mild detergent. Diluted bleach is safe on solution-dyed polypropylene. Oily marks need a solvent-based spotter, and quickly, because polypropylene holds oil.

What about polyester? Polyester sits between the two on price and offers good stain resistance and softness, but it has poorer crush recovery than nylon and is less common in UK contract tiles. For commercial floors the real choice is still polypropylene or nylon.

Are there health risks with polypropylene carpet? Polypropylene is chemically inert and does not off-gas in the way some older carpet adhesives and backings did. If indoor air quality is a concern for your project, ask for products tested to a recognised emissions standard and specify a low-emission adhesive or an adhesive-free installation system.

How many carpet tiles do I need? Measure the room in metres, multiply for the area, and add 10% for cuts and waste. A standard 50cm tile covers 0.25m², so four tiles per square metre. You can use our free carpet tile calculator here
