Office carpet tiles cost between £12.12 and £77.00 per m² on our site, before VAT and fitting. Most offices spend £20 to £30 per m² on the tiles themselves, and the median price across all 1,079 tiles we sell is £27.00 per m².
This guide explains what drives that price, works out real costs for three office sizes, and lists the extras people often forget to budget for.

How carpet tiles are priced: box, m² and tile
Carpet tiles are sold by the box, which makes ranges hard to compare at a glance. The best number to compare is the price per m². It's also sometimes referred to as "the metre price" by those in the trade.
Most office tiles measure 50 x 50 cm, so 4 tiles make 1 m². A box usually holds 20 tiles and covers 5 m², but not always. Some ranges come in boxes of 16 (4 m²) or 12 (3 m²), so check the box coverage on each product page. Some that seem cheap at a glance, are actually more expensive than other similar tiles because of the coverage difference.
What makes one carpet tile cost more than another?
Fibre
Polypropylene is the budget fibre. Our polypropylene tiles have a median price of £14.47 per m², against £27.00 for nylon. Nylon recovers better from crushing and lasts longer in heavy traffic. Our polypropylene vs nylon guide covers the trade-off in detail.
Use class
Use class tells you how much traffic a tile is built for, under the European standard BS EN 1307. Class 33 means heavy commercial use. It is the right rating for most office floors, and more than 90% of our tiles carry it. You do not need to pay a premium for it: Class 33 tiles start at £14.00 per m².
Pile construction and weight
A simple level loop is the cheapest to make. Structured, multilevel and cut pile tiles use more yarn and more complex tufting, which pushes the price up. They also give more texture and a softer feel underfoot.
Carpet Tile Backing
Bitumen backings are heavy and stable. Newer backings such as Interface CQuest Bio, Burmatex BioBase and Paragon Envirobase use a high share of recycled material. Many of our ranges contain over 70% recycled content.
Carpet Tile Acoustics
Impact sound reduction is measured in decibels (dB). Across our range it runs from 16 dB to 33 dB, with a median of 23 dB. Premium multilevel tiles such as Alaska reach 33 dB, which matters in open plan offices.
Brand and design
Named designs, gradients and planks cost more than plain tiles from the same factory. Planks such as Tivoli planks (£29.40 per m²) cost slightly more than the standard square version (£27.00).

These examples use four ranges across the price scale. Each adds the standard 10% cutting allowance our carpet tile calculator applies, then rounds up to full boxes of 5 m². Tiles only, ex VAT.

Add 20% VAT to these figures. Rounding up to whole boxes means a small room often gives you a few spare tiles. Keep them, because they will match your floor exactly when you need a replacement.

Where to save money on carpet tiles, and where not to
After years of fitting office floors, the pattern is clear. Floors fail first in reception, corridors and walkways, not under desks.
- Spend more in reception, entrances and main corridors. These take concentrated foot traffic and castor chairs.
- Save in private offices, meeting rooms and storage areas. A Class 33 tile under £20 per m² will last years there.
- Choose mid tones and texture if you want to save on cleaning. Plain light and plain dark colours show dirt and fluff fastest.
- Order spares. A few extra boxes from the same batch cost far less than a mismatched repair later.

Are carpet tiles cheaper than carpet?
Roll carpet or carpet sheet can be cheaper per m² to buy. Carpet tiles are usually cheaper to fit, repair and live with in a working office. We compare the two properly in our guide to carpet tiles vs carpet.
Quick answers
How much does it cost to carpet a 100 m² office?
For tiles only, allow 110 m² (22 boxes of 5 m²). That comes to £1,591.70 in Sirocco or £2,441.78 in Heuga 727, ex VAT. Fitting adds roughly £1,000 to £2,000 at £10 to £20 per m².
What does 100 sq ft of carpet tiles cost?
100 sq ft is about 9.3 m². With a 10% allowance you need three boxes of 5 m², which costs £217.05 in Sirocco, ex VAT.
How many carpet tiles are in a square metre?
You will need four carpet tiles for a square metre, if the tiles are 50 x 50 cm. Planks measuring 25 x 100 cm also work out at four per m².
Are carpet tiles expensive?
Carpet tiles are not expensive compared with most commercial floors. Good Class 33 tiles start at around £14 per m², and you can replace single worn tiles instead of the whole floor.
